With Real Estate prices at an all time high in Avalon NJ and Stone Harbor NJ it is very important to know what your home is worth.  I provide a free service to home owners to let you know what your home is truly worth.  Some Real Estate agents will over price your home on purpose.  This is a sales ploy to grab your attention and get you excited about them and your home.  This is an illegal practice just to get your listing.  It also allows them or other agents to help sell their other listings.  ("They are asking this much.  Now lets go back to what I have to offer!")  Unfortunately this happens every day.  I promise to be honest and fair when I provide you with a FREE CMA.  This is to educate you so that if the time comes to sell, you are fully prepared. 
When it comes time to sell your home it is very important not to overprice it.  Most Realtors® and buyers, see your home listed within 30 days.  If it is overpriced as much as 5% it will be noted and interest in your property will diminish.  Now buyers who are pre qualified at a certain number can not afford your home.  More importantly if you do find a buyer, the property may not appraise at the high price and then the buyers will not be able to get financing.  Thus losing valuable time the property could be on the market. 

If your home is worth $500,000 and you have it listed at $800,000 you are up against homes worth close to a million dollars.  Now your home is not competing well with the other homes listed for sale.  It is important to compete with like properties. 

When your home is listed for sale for a long period of time, Realtors® and buyers will begin to think there are other reasons that the home is not selling.  They will become aware that the home has been on the market for a long time and stop showing it.
